From the board of the VVE IJside, we would like to give an update on topics that are important to all residents. And thank you for the good turnout at the GMM in June 2024, the minutes will be circulated shortly.
Renovation of individual flue gas ducts
The renovation of the individual flue gas ducts will take place in the week of 9 to 13 September 2024. The work will probably be carried out per shaft:
- 6A, 8A in 10A
- 6B and 8B
- 6C to 8C
- 6T to 8T
- 6 hours (8 hours have already been renovated as a test)
- 6V, 8V en 10G
The request is to ensure that the room in which the central heating boiler hangs is free to work in and that any appliances (such as washing machines) are covered.
We also request that the apartments are available for the work during the mentioned period, or that there is a contact person who can provide access.
Inventory of central heating boilers
Many owners have informed us which central heating boiler is in use, how old it is, etc.
For those who have not yet done this, the request to do so via bestuur@ijside.info. This does not apply to the apartments where work will be carried out on the individual flue gas ducts in September.
Renovation of large windows and fall-through protection on the water side
This operation will start on Monday 9 September and will take place (depending on the weather conditions) until approximately 27 September. With the help of a crane on a boat, everything will be supplied/removed and assembled. Thin metal strips will also be fitted to all fall-through protection windows on the waterside (with the exception of the lower apartments) to extend the lifespan.
The work schedule (order of apartments) is not yet known - as soon as we have it, we will communicate it.
Although most of the work is done from the outside, it is necessary to perform a number of actions inside the apartments as well. It is therefore important that during weeks 37 to 39 the apartments are accessible between 7 a.m. and 5 p.m. If you are not present during this period and/or part of the day, we urge you to let us know who has your spare key and can provide access. If you wish, you can also leave your spare key with Dees (10C) or Mo (8P).
Garage lighting
As decided in the GMM, work will be done after the summer on more energy-efficient lighting in the parking garage.
Windows
As is known, there are problems with the windows in several places on our building. The company Metaglas has manufactured and installed the windows in our building, and they are also the only party that can carry out maintenance and replace parts if necessary. The board has been working for some time to get Metaglas to come here again; To date, without result. This is probably partly due to the reorganization that the company is facing. The board continues to try (also with the help of DNW) and is looking at how we can solve things in a different way.
Sewer problems
A sewer is not a dredging pit and unfortunately we have found that out again. When solving the flooding on our square, it turned out that the rainwater from the square drains into our sewer pipe and that drainage was hindered because this sewer pipe was clogged by frying oil.
So in addition to our previous request not to flush packaging, wipes and condoms down the toilet, we also ask you not to do the same with frying oil.
House numbers
It regularly happens that the aluminium house numbers become loose. The house numbers are glued on and the sun and wind sometimes let go of this. Please check your number once in a while (to prevent them from blowing away) and please stick them yourself when letting go.
On the road with the IJside enforcement team
The enforcement team of the IJside can conclude that things are going quite well in terms of following the rules by us, the users of this building. Good news, then. Of course, there is always room for improvement.
The team reports that we still have to show more personal responsibility. This concerns, for example, the (water) drains on the galleries. It would be nice if there was a little more attention so that they do not get clogged (by leaves, for example). Blockages of the wells regularly cause leaks in the floors below.
Furthermore, we still have to conclude that by placing bicycles or other objects (by which we do not mean plants) on the galleries, potential escape routes (e.g. in the event of a fire) are blocked. We would like to point out that this is not permitted under Article 21 of the deed of division.
The same applies to the parking spaces at -2. It often happens that objects that do not have four wheels are parked in the parking spaces. This is also not allowed in connection with fire safety in our building (we refer again to the deed of division). We all call on you to take a critical look at what has ended up in your parking space(s). Thank you for your cooperation!
Groene Barentsz
Since the GMM, great strides have been made with regard to the development of a Green Barentsz. For example, the GMM has decided to invest €1500.
On Monday 22 July, a meeting took place with representatives of the project group of the van Diemenstraat, the area broker and green designer of the city (Ruben van der Giessen), the Green Barents committee and our green designer (Onno Bakker). It was nice to see that the municipality is thinking constructively about how both projects can fit together as well as possible, but there is still a lot of research to be done.
In the meantime, we will continue to develop a beautiful green design for the square, and we are thinking about whether we can take steps separately from the developments of the van Diemenstraat, by submitting a plan to West Begroot, or through participatory budgeting for more greenery in the neighborhood.
After the summer there will be a presentation about the renovation of the van Diemenstraat, we can have something to say about that. We have already seen it as a committee, the first impression is that it is not a bad plan, but there is still plenty of room for improvement. We will keep you informed when this meeting takes place.
