From the board of the VVE IJside, we would like to provide an update on various topics that are important to all residents.
Verduurzamingscommissie
Over the past six months, the committee has initiated a number of actions. On the one hand, the first steps have been taken for charging stations in the parking garage (request that you fill in the survey sent out if you have not already done so)
They also have been investigating whether and how energy can be saved in terms of, for example, the lighting in our building. If there are any suggestions in terms of energy saving, please let us know (via bestuur@ijside.info)
Flue gas ducts
In the meantime, a number of owners have found that installers of a new central heating boiler ask for a certificate of suitability of the flue gas duct before a new boiler can be installed. As a VVE, we work together with the company Rogas, and in the coming period both the individual flue gas ducts and the CLV overpressure ducts will be looked at and determined how they can be renewed.
Some installers accept the statement that our VVE is working with Rogas on a plan for renewal of the ducts in the foreseeable future, then a new boiler can be installed. If your installer does not accept this, please contact the board. The condensation drains in the units with the numbers 2 will still be cleaned to prevent leaks, expected early next year.
Leaks
Many users of our building (and also all members of the board) will have noticed that there are various leaks in our building. Not only from the roof, but also in the parking garage and on the square at the entrance there is flooding. Partly due to the heavy rainfall, the groundwater level is high, and not all wells in the municipality are working properly. The board is fully engaged in the search for the causes and solutions of the leaks; However, because we are not the only ones in Amsterdam who have to deal with this problem, it unfortunately sometimes takes a while before we find the right companies that can help us solve the leaks.
Sewer leakage
At the beginning of December, the leakage of the sewer (on the side of the alley) was successfully repaired. Thanks for everyone's cooperation!
Carrying water to the IJ...
We would like to ask for help with a number of leaks: namely the one in the parking garage at -2, in the southwest corner (at the alley on the van Diemenstraat side), and also at a meter cupboard at -1 near the driveway of the garage. To prevent the floor from getting completely wet there, a large bucket has been placed to collect the dripping water, and we also have a water vacuum cleaner. Until we know the cause and solution of the leak, that bucket is now regularly emptied by the members of the board. Who wants to help and carry a bucket of water to the IJ every now and then? WhatsAppgroep
Many residents and users of our building use the informal WhatsApp group. However, not everyone in our building chooses to do so or uses this app group. As a result, not everyone is aware of what is reported - informally - in this app group. Repair requests/complaints must therefore always be registered via Twinq for follow-up.
Service costs as of 1-1-2024
In the GMM of last summer 2023, the members of our VVE agreed to an increase in service costs with effect from 1-1-2024. This also means that a new amount will apply to the monthly contribution, starting from that date.
Please pay attention to this so that the correct amount to be debited has been entered at the bank. The amount of the monthly contribution can always be found in Twinq (under the heading "My page" > "My periodic contribution").
The temporary increase due to higher electricity costs will also be terminated as of 1-1-2024.
Repairs/complaints
We know from experience that it can sometimes take a long time before something is repaired, which is partly due to the staff shortages at technical companies, and the fact that such companies are very busy. That is why we ask for the cooperation of all users of our building in following up on repair requests.
After entering via Twinq, a confirmation will be sent, containing the name of the company that will come to resolve the complaint.
If there is still no response from the company in question after 1 to 2 days, we ask everyone to contact the company themselves and make an appointment for repair.
GMM 2024
For the agenda: the next GMM for our VVE is scheduled for Wednesday, June 5, 2024.
In response to questions about the minutes and decision-making in the GMM in June 2023, the board would like to provide an explanation of the decisions taken wit respect to the commercial premises and the situation that has arisen as a result. In doing so, we hope to provide clarity and have a legally clear basis for any follow-up steps. This explanation can be found on the website, as an extra page "Explanation of the decisions regarding residential and commercial premises".
New jetties Oude Houthaven
In mid-November 2023, the municipality presented the new plans, all members of the VVE and users of our building were invited. Any objections had to be submitted individually before 4-12, after which the municipality will make a final plan and an environmental permit. This can also be objected to in due course. The municipality will inform everyone individually about the next steps.
Parcels delivered
The request is to pick up delivered packages from the hall as soon as possible. A few months ago, it was found that a package was empty (the contents of the package were no longer present). After reviewing the camera images, it turned out that the package had to be empty before it was delivered and placed in our hall. But to prevent parcels from getting lost: quickly pick up your delivered parcel from the hall.

Moving/renovating
It regularly happens that our building is moved and/or renovated. The board asks everyone to handle our building with care and avoid damage, and to clean up mess immediately.
If large materials are transported in the lift, the lift must be protected from damage. Protective material for the floor, and soon also for the walls, can be obtained from the board; If this is not yet available, please request that you protect the walls against damage with board plates or cardboard. Thank you in advance for keeping our building livable and avoiding damage.
Transponders
Recently, all VVE members were asked to provide us with the registration number of the transponder(s), together with the number(s) of any parking space(s). The registration number of the transponder can be seen at the bottom. If that has not yet been successful, here is again the request to email the data to the VVE board before 31-12-2023. Transponders that are not reported to us will be deactivated.
The alley
First of all, thank you again to those who made an effort to clean up the alley, it still looks great. To keep it that way, the walls have also been stripped of the graffiti and the stone parts have been impregnated, so that future graffiti is easier to remove.
For the wooden part on this side of the building, this means that after the impregnation, the wood will be darker coloured than the other wooden parts in the building. Since it concerns the side on the alley and we would like to be rid of that graffiti, this solution was chosen. The temperature is too cold now, but as soon as it gets warmer in the spring, they start impregnating the wood.
New Year's drinks
We thought it would be nice to get together on January 12 with all the residents and users of the building to toast to the new year. The location is the courtyard from 17:00 to 19:00. Snacks and drinks will be provided!
