From the board of the VVE IJside we would like to give an update on various activities that are important for everyone in our building, in the form of this newsletter.
GMM Wednesday evening 7 June 2023
On Wednesday evening, June 7, 2023, our annual general meeting is planned, which will take place in the HNK building on the Van Diemenstraat. The agenda will follow later. If there are members who want to submit a question/request, the board would like to receive the necessary documents before 29 May, so that it can be examined in time whether this fits within the agenda or whether an alternative action is needed.
New website
Recently, we have been working on a new website for our building. The main goal is to have one place in the future where all the relevant data for the residents and the building are available. We also want to document as many procedures, equipment and the like as possible so that an external party no longer has to be called in for everything (for example for adjustments to the bell board). If you have documents or information that you think it is useful to archive on the website, please contact the board via the new email address bestuur@ijside.info. We are still looking at whether we can expand the website with the possibility to leave comments and receive notifications when changes to certain pages.
Damage to interior due to leakages
As is known to many, we have unfortunately (had) to deal with leaks in our building. That is very annoying and the board tries to get the problems under control through the roof and windows. Part of the cause lies in the construction of the building. Nevertheless, a number of leaks have already been solved.
The board is making an inventory of who has suffered damage to the interior (moisture spots, etc. that have now dried up) and which still needs to be resolved. If this applies to you, please report this to the board via bestuur@ijside.info.
House number signs
It often happens that house numbers come loose; The house numbers are glued on and the sun and wind sometimes let this go. Please check your number to be sure (to prevent them from blowing away) and please reglue them yourself when it is getting loose.
Storage area
Lightbulbs
Most of us will know this: the lightbulbs in the storage rooms do not work at 220V but at a lower voltage. Also please turn them off if you are not present, they are on the power grid of the VVE (and the cost of electricity is many times higher than in the past).
Rats
Rats have been spotted in the storage area a number of times in the past period. It seems a bit less (or they've gone?), but still the urgent request to inspect your storage room, and to keep all items that could be eaten properly sealed.
Spring Cleaning Saturday, April 15, 2023
From the board we want to stimulate the participation of all residents / users of our building; We are jointly responsible for a pleasant living environment in our building. Partly for this reason, the plan arose to organize a "spring cleaning" on Saturday, April 15, 2023 from 10 a.m. to 16 p.m. This is also necessary because the new insurer of our building will do an inspection round in the spring, and we want to show that we manage our building properly.
Activities on the list:
- Cleaning/tidying up clutter (from the past) in various cupboards, including meter cupboards
- Disposing of junk to large dirt
- Check the galleries and corridors and garage, for dirt, clutter, etc. and help to clean, and possibly find repairs
- Rid the square under the overhang of clutter, ditto the square in front of the coffee shop
Of course, this sometimes overlaps with the work that our cleaners regularly do, but while we are busy we go into spring tidy :-) Sign up with bestuur@ijside.info or one of the board members.
Flue gas ducts
Last winter a first check was done of the condition of some of the flue gas ducts for the central heating boilers of our apartments. The first conclusion is that the condition of the canals is in order, a more extensive check will follow this summer. In our building there are two different systems:
Individual RGA channels
This concerns the apartments above the square (6A, B, C, T, U and V, 8A, B, C, T, U, V, 10A and 10G). By law it is stipulated that in the case of individual RGA channels, they replace them when a new central heating boiler needs to be installed. This has to do with the (future) lifespan of the RGA channels (still approx. 5 years) and the expected lifespan of a new boiler (more than 15 years). If it is necessary to replace the central heating boiler, contact the board so that it can be seen how this can be resolved.
CLV overpressure channels
This concerns all other apartments. With CLV overpressure channels, it is a different case, there regular monitoring should take place and, if necessary, repairs should be carried out. With CLV overpressure channels, replacement of the ka-nalen is not necessary but the condition must be good.
It is also necessary that the VVE regularly checks whether the discharge of condensation water is going well in the CLV overpressure channels. In the ground floor apartments/business premises (all units with number 2) there should be a hatch where it can be checked whether the drain is clogged. A number of times in the past it has been observed that leakage has occurred due to a clogged drain. Next summer, the apartments/business premises with number 2 will be checked; the relevant parties will be informed in good time.
Amount of bicycles on the square
Recently, the number of (fallen) bicycles on our square in front of the entrance has grown. According to the Household Government, the square is not intended for storing bicycles. In addition, they can cause damage to tiles and pillars (which are borne by the VVE). The board is looking at what solutions there are; The storage facility for business (on the alley) is almost full, and there are insufficient racks on the street.
The board is in consultation with the municipality to see if and when more racks can be built. If the Van Diemenstaart is redesigned, there is probably room for it; Then there will also be an extra loading / unloading place closer so that vans no longer have to park on the sidewalk (so that it now regularly subsides).
There are also plans (in cooperation with the municipality) for a "re-greening" of the square in front of the kiosk, and we try to include the problem of bicycles on our square and lack of staples.
Until then, we would like to ask everyone if and where possible to use racks on the street or their own storage room as much as possible. In any case, we want to prevent damage and wrecks from being left behind for a long time and taking on a life of their own. Thank you in advance for your cooperation.
Sewer smells in the house
Through the Whatsapp group we learned that a number of apartments sometimes suffer from a sewer smell in their apartment. Before the VVE is called in for this, you will have to find out whether the cause is not in your own home. Another tip is to check that the drain hose of your washing machine is not inserted too deep into the drain pipe, so that the siphon / gooseneck / odor valve is blown out when pumping out the water from the washing machine. If the professional determines that the complaint is not in your own home but in one of the common parts, create a complaint in Twinq.
